What Is A Landlord Electrical Safety Certificate?

A landlord electrical safety certificate is commonly known as an Electrical Installation Condition Report (EICR).

The inspection involves a detailed assessment of the fixed electrical installation within a rental property to confirm it remains safe for continued use.

The inspection includes:

• Consumer units and distribution boards

• Socket outlets and switches

• Lighting circuits

• Earthing and bonding arrangements

• RCD and RCBO protection

C1 – Danger Present

Immediate risk of injury. Immediate remedial action required.

C2 – Potentially Dangerous

Urgent remedial action required.

C3 – Improvement Recommended

Not unsafe, but improvements are recommended to bring the installation closer to current standards.

FI – Further Investigation Required

Further investigation is needed before the condition can be fully assessed.

Where C1, C2 or FI observations are identified, the report will be classified as Unsatisfactory.
