EICRs & Electrical Inspections in Sheffield
Electrical Installation Condition Reports (EICRs) provide a detailed assessment of the safety and condition of an electrical installation. At Cobb & Co., we carry out EICRs for landlords, homeowners, managing agents, businesses and communal areas throughout Sheffield and South Yorkshire.
Whether you require a landlord safety certificate, a periodic inspection for your home, or compliance testing for a commercial property, we provide clear reporting, professional certification and practical advice on any remedial works that may be required.
What Is An EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property’s fixed electrical installation.
The inspection assesses the condition of wiring systems, consumer units, protective devices, earthing arrangements, accessories and electrical circuits to ensure they remain safe for continued use and comply with current safety standards.
At the conclusion of the inspection, a detailed report is issued identifying any observations, defects or recommended improvements.
Who Might Need An EICR?
EICRs are commonly required for rental properties and commercial premises, whilst homeowners often choose to have an inspection carried out when purchasing a property, selling a property or assessing the condition of an older installation.
We regularly carry out EICRs for:
• Private landlords
• Letting and managing agents
• Commercial premises
• Offices and retail units
• Communal areas and apartment blocks
• Churches and community buildings
• Industrial and light commercial properties
• Homeowners seeking reassurance about the condition of their electrical installation
What Does The Inspection Include?
During an EICR we inspect and test:
• Consumer units and distribution boards
• Earthing and bonding arrangements
• Socket outlets and switches
• Lighting circuits
• Protective devices including RCDs and RCBOs
• Electrical accessories and connections
• Circuit continuity and insulation resistance
• Polarity and earth fault loop impedance
• General condition of the electrical installation
Testing is carried out using calibrated electrical test equipment and all results are recorded within the final report.
Understanding EICR Observation Codes
Any observations identified during the inspection are recorded using standard industry coding.
C1 – Danger Present
Immediate risk of injury. Immediate remedial action required.
C2 – Potentially Dangerous
Urgent remedial action required.
C3 – Improvement Recommended
Not unsafe, but improvements are recommended to bring the installation closer to current standards.
FI – Further Investigation Required
Further investigation is needed before the condition can be fully assessed.
Where C1, C2 or FI observations are identified, the report will be assessed as Unsatisfactory.
How Often Should An EICR Be Carried Out?
Recommended inspection intervals vary depending on the type and use of the property.
• Private rented properties – Every 5 years
• Commercial premises – Typically every 5 years
• Communal areas – Generally every 5 years
• Owner-occupied homes – Often recommended every 5 years
If you are unsure whether an inspection is due, we will be happy to advise.
Common Issues We Identify
Some of the most common observations found during inspections include:
• Inadequate RCD protection
• Type AC RCDs requiring upgrade to Type A devices
• Missing or inadequate bonding
• Damaged accessories and enclosures
• Poor electrical connections
• Incorrect protective devices
• Signs of overheating within consumer units
• Deteriorated wiring systems
• Lack of surge protection where recommended
Following the inspection, we can provide quotations for any remedial works required and issue the appropriate certification upon completion.
